It’s important to know the difference between these two terms.

In simplest terms, a home appraisal is the value of a home, and a home inspection reflects the condition of the home.

If you’re planning to buy a home, an appraisal is an important first step in that process. In most cases, an appraisal is ordered by the lender to determine the value of the home. This will affect how much the lender lends you to purchase the home.

“You as the buyer have the option to discuss or negotiate repairs with the seller.”

A home inspection assesses the condition of the home before you finalize the transaction. Once a home goes under contract, a buyer hires a licensed home inspector to inspect the safety, state, and condition of the home, such as the age of the roof, how the HVAC is performing, etc.

Sometimes, you as the buyer have the option to discuss or negotiate repairs with the seller. That’s when having an experienced real estate agent is very helpful to you.
