This is why you still need an agent when buying a new construction home.

What are the benefits of having representation when buying a new construction home from a builder?

First, the sales rep at the model home works for the builder. They’re trying to get the highest price for the builder and secure the sale, meaning they don’t have your best interests at heart. Sometimes people think they can pay less by not having a real estate agent, but that’s not true. The agent’s commission is built into the price, so if you don’t have an agent, the builder simply makes more money. Frequently, agents can negotiate on price or options. I’ve negotiated thousands of dollars off new-build homes for my buyers.

Having an agent not only saves you money but also headaches and time. When you write a new construction contract, you usually pick from options later. An agent can help you determine which options have the best value or can be done later at a better price.

Having a buyer’s agent with you when you first walk into a model home is the best way to ensure representation during the home building process. If you walk into a model or builder’s office without an agent present, you may not be allowed to have representation during the process. Buying a new construction home can be more complex than buying a pre-owned home, so ensure you have an agent in your corner.
