Here’s why today’s buyers can’t afford to work with inexperienced agents.

In today’s unforgivingly fast-paced market, buyers must be ready to write their strongest offer on a home they want. It’s even more important that they align themselves with an experienced, versatile agent.

Homes are attracting multiple offers and selling quickly for more than list price. Buyers are having to waive most—if not all—of the contingencies in their contract, including the appraisal, financing, and home inspection contingencies. Buyers need all the help they can get.

Sadly, though, I’m seeing some buyer’s agents fail to ascertain the seller’s desired settlement date or whether they’re seeking a rent-back. Price isn’t the only term that matters; sellers are only considering thoughtful, complete offers. 

I’m also seeing some sloppy offers with inaccurate information; this kind of inexcusable negligence on the part of the buyer’s agent gravely disadvantages their client. When I’m writing an offer, I make sure to include a clear, concise summary of the terms of the offer in an email. I also copy the buyer’s lender on the email so that they can respond accordingly to any financial inquiries from the other party.

There’s more to crafting a strong offer than just waiving contingencies and touting a high price. If you’re looking to buy a home in 2021, you need to work with an agent who knows the subtleties of appealing to sellers and their agents.
